Letting & Full Management Services
All services as provided under the Letting Only Service and Letting & Rent Service are applicable but in addition:

Advise on the types of Tenancy avaliable
Advise on likely rental acheiveable
Take action to market your Property
Recieve applications and arrange and conduct viewings
Obtain references and/or guarentors for applicants that seem to us to be necesary.
If instructed we prepare Notices and Agreements (to be signed by the Landlord and Tenant) and an Inventory and Schedule of Condition.
Ensure that initial Gas Safety Record is obtained before letting and given to the Tenant before the Tenant moves in.
On instruction, execute the Tenancy Agreement.
Collect and Insure Deposit.
Advise utilities of final readings and details of the new consumers
We will be responsible for all day to day managment including arranging general repairs and maintenance

Letting & Management Fees
Charges are subject to review at the discretion of Universal Property Management and are dependent on the size of the property. Note : VAT Charged @ 20%

Letting with rent collection and full management: 15.00% inc. VAT
(Two weeks rent taken as Intro on commencement of tenancy)
Letting including rent collection but without management: 12.00% inc. VAT
(Two weeks rent taken as Intro on commencement of tenancy)
Introduction of tenant only: 13% of six months rent in advance inc. VAT
Contract Only: £90.00 inc. VAT
Inventory Only starting at (for 1 Bedroom flat): £90.00 inc. VAT

Appropriate charges for processing insurance claims
Redirection of mail
Management between lettings
Additional inspections
Supervision of major renovation
